In 2006, Terracap acquired 5000 Taschereau Boulevard, a retail property located on the south shore of the greater Montreal area in Quebec. The site is strategically positioned east of Highway 10, bordering the City of Brossard and the Greenfield Park Borough. With its prime location on a high-traffic thoroughfare surrounded by robust middle-income demographics, the property presented significant potential despite its challenges at the time of purchase.
When acquired, the retail centre was in a state of disrepair, allowing Terracap to secure the property at a competitive price of $45 per square foot, with an initial capitalization rate of 9.45% based on in-place income. Recognizing the opportunity to revitalize and reposition the asset, Terracap undertook a comprehensive redevelopment strategy. The outdated interior mall structure was demolished, and the site was transformed into a modern community shopping centre.
Today, the centre boasts 247,874 square feet of rentable space, currently 85% leased, and features ample parking and a well-maintained environment. Anchored by prominent tenants such as Super C, Michaels, Winners, L’Équipeur/Mark's Warehouse, and a Nephrology Clinic, the property serves as a hub for both retail and essential services. Other notable tenants include SAQ and additional local and national retailers.
Enhancements to the property have continued over the years. In 2016, the façade underwent a significant renovation, complemented by landscaping improvements and updated corporate branding to elevate the centre’s appeal and visibility. Future plans include leasing the remaining spaces to attract new tenants, further solidifying the centre’s role as a vibrant shopping destination.
